Summary / Insights.....

  • There have been 39 Cottage's sold on Sea Island in the last 12 months,  compared to just 21 for the previous 12 month period. Nearly double the sales from the previous 12 month period. Cottage sales are up.  

  • A year ago there were over 88 Cottages available for sale.  Today, there are just 68. The largest change is in the Interior Mid Island homes (19 - 36 Street).  Fewer available Cottages will help improve Cottage values. Inventory of available Cottages is down.

  • So far in 2017,  Sea Island has had 22 Cottage sales.  This year is on pace to better last 12 month sales.

  • The highest priced sale in 2017 is Cottage 526  an Ocean Front 6,475 SF, 5 BR, 7 BA, built in 2005 that sold for $8,251,000.  Buyer paid full price.  
     

  • Surprisingly, some of the deepest discounted Cottages were Marsh Front between 4th and 18th street.  A closer look reveals that these homes were in need of significant renovation.  

  • Interior Cottages, between 19th Street and 36th Street saw the most sales (17) in the last 12 months.

  • Now is a good time to be a buyer on Sea Island.  Home values have not recovered compared to other markets and seller's have adjusted pricing to sell.
